What Does a Real Estate Agent Do...
Real estate agents are advisers, specialists in the field of housing. They serve as intermediaries between sellers and buyers in order to facilitate the real estate transaction, reassure the parties, and refer their clients to the various intervenors and professionals in the real estate sector and the housing in the desired area.
When acting on behalf of the buyer, the real estate agent must:
- Understand the needs of the buyer and advise him on the type of property that will best respond to his requirements;
- Carry out the necessary research for proposing the various properties on the market;
- Advise the buyer on various resources such as financing;
- Pay visits to the company of the buyer;
- Analyze the market of the desired area to advise the buyer on a realistic cost of acquisition;
- Present the buyer's offer to purchase to the seller, and to the real estate agent representing him if the seller has his own agent;
- Guide the buyer through the last steps of the purchase, such as inspecting the building, notarization, etc.
When acting on behalf of the seller, or wishing to do so, the real estate agent must:
- Find prospective sellers to obtain brokerage contracts;
- Establish the market value of the property;
- Advise the seller on the methods he intends to use for selling the property;
- Develop a market launch plan to increase the visibility of the property;
- Coordinate a series of activities such as open houses and agent caravans to make other agents and buyers aware of the property;
- Advise the seller at the time of the offer to purchase;
- Guide the seller through the last steps of the transaction and facilitate communication between the various intervenors involved in the transaction.
